Important! MLS Area Field Removal

Beginning April 25, 2023, GAMLS will be removing Area as a searchable field and from listing input in an effort to bring our service in line with industry and market standards.

Please follow these steps to edit any saved searches currently filtered by MLS Area:

Instead of using MLS Area, filter saved searches by:

  • City
  • County
  • Zip code
  • High school/middle school (or elementary school to be more specific).

Search using the map by drawing boundaries around the area you would like to search.  This is a better option than using the MLS Area field because you can be even more specific.

Failure to edit your saved searches filtered by MLS Area before the removal of the MLS Area field will result in your saved searches becoming less specific.

This change will affect currently saved searches that are filtered to return listings with certain GAMLS Area Codes.  We recommend editing your saved searches to be filtered by the CityZip Code, and County before April 11, 2023 to avoid any further inconveniences.  If you have any questions about these changes or how to edit your saved searches, please email support@gamls.com or call 770-493-9000, opt. 2.

Are the measurements fully accurate?

The accuracy is affected by several factors such as the scanning style, lightning conditions, and how many objects are preventing visibility to the floor/wall line.  The average dimensional accuracy has been tested to be 95-97%. For LiDAR devices (such as the iPhone Pro), its 97-99%.  CubiCasa floor plans are considered reliable enough that they are used for appraisals.  CubiCasa is constantly making changes to their algorithms to improve the accuracy.  CubiCasa provides a standard disclaimer on every floor plan that states “Measurements were generated by CubiCasa technology. Results are deemed highly reliable but not guaranteed.” This clearly communicates on your listing that you are not liable for any incorrect information conveyed by the CubiCasa floorplan.

How large of a property can I scan/order a floorplan for before I get charged?

Scans where the total scanned area exceeds 5,000 sqft will be an additional $10 per floorplan (You get a 25% discount with your GAMLS membership as well).  If the total scanned area is less than 5,000 sqft, there will be no additional charge.

Is there a limited timeframe I can access the floorplan?  Is there a history of floorplans I can access?

You will be able to access past floorplans for download as long as your GAMLS account is active and connected with CubiCasa.  You can access your past floorplans within the app for download.

Is there a cost to use the app?

There is no cost to use the app.  Branded floorplans are free with your membership.  You will only be charged for optional add-ons shown below and if the total scanned area of your. floorplan exceeds 5,000 sqft.  With your GAMLS membership, you receive a 25% discount on optional add-ons.

Optional Add-Ons

Why does the CubiCasa app require me to enter my credit card information?  I thought it was free.

The CubiCasa app currently requires you to enter your credit card information in the event you would like to take advantage of any of the optional add-ons or scan a property over 5,000 square feet.  Your credit card will not be charged if you do not utilize these features.  As a member of GAMLS, basic floorplans through CubiCasa are free and you receive a 25% discount on optional add-ons.  We are working with CubiCasa on the possibility of eliminating the credit card requirement.

How long does it take to get the floorplan?

You will receive the complete detailed, accurate floorplan within 24 hours of completing the scan and sending it off.

Is there a limit to the number of floorplans you can create?

No.  You can create an unlimited amount of floorplans.  If you choose to utilize the optional add-ons, the first floor plan with the add-ons is free.  You will get a 25% discount on future floorplans with add-ons after the first one.

Where do I download CubiCasa?

You can download the CubiCasa app from the Apple App Store or Google Play Store.

MLS Tax Suite: Your Source for Accurate Tax and Public Records

CRS Data MLS Tax Suite is your one-stop-shop to access the tax assessor information for all 159 counties in Georgia, as well as 188 additional counties across state lines in Florida, Tennessee, Alabama, North Carolina, and South Carolina.  This service comes complimentary with your GAMLS membership and enables you to view the most up to date and accurate tax assessor property information such as past sales, mortgage data, and foreclosure activity all in one place.

Access MLS Tax Suite after logging in to your GAMLS account by selecting “CRS” on the Quick Access Dashboard or under the Tools tab.

Why is Tax Assessor Data Important to You as a Real Estate Professional?

Use community details and area demographics to give your buyers a full understanding of the area they are looking to purchase a home.

Use tax information when doing lead generation and contact home owners that might be more likely to sell their property and list with you based on when the home was bought/sold last.

Access previous sales prices of homes in the community of your listing in order to price your listing most accurately for the current market.

2022 Compared to 2021 Residential Numbers

Much like 2021, 2022 was a huge year for the Georgia real estate market! During the first half of last year, month-to-month residential sales volume remained elevated compared to 2021 numbers whereas the latter half of 2022 brought higher mortgage interest rates and thus resulted in lower monthly sales volumes across GAMLS membership for residential properties. Sales volume in 2022 was reported lowest in November 2022 at approximately $2.8 billion (~30% decrease from November 2021). This led to an overall sales volume decrease from 2021 to 2022 of 4.65%.

Additionally, all 12 months of 2022 showed a decreased amount of units sold from 2021 which resulted in a 15.71% year-over-year decrease.  Despite an overall decreased number of units sold and decreased sales volume, the median sales price of homes remained elevated throughout the entirety of last year for a year-over-year increase of 15.31% from 2021.  Median sales price peaked across GAMLS membership in June 2022 at $375,000.

The most notable change in the Georgia real estate market from 2021 to 2022, was the increased amount of active listings on the market towards the end of last year.  Although still less than pre-pandemic levels, it was a significant increase from the amount of active listings on the market at the end of 2021.  With the amount of active listings being the highest in October of 2022, there were nearly 23,500 active listings on the market whereas in October of 2021, there were only 13,278. Similarly to 2021, the month of June showed the highest amount of new listings for the year, soaring to 17,090.

The median amount of days a listing spent on the market also slightly increased from 2021 (7 days) to 2022 (9 days).

Looking Ahead to 2023

As we head into 2023, the Georgia real estate market remains incredibly active.  With Georgia being one of the top places to move in the United States, the demand for available properties still outweighs the supply.  However, the inventory has increased considerably over the past several months.  This is giving potential buyers more options and negotiating power than they have had in the past two years.  It is still considered a seller’s market but it is shifting towards being slightly more conducive to buyers.  As the market remains active and mortgage interest rates, although elevated, remain stable, we predict that it is unlikely that the Georgia real estate market will crash or that there will be any major changes in home prices.  We do foresee increasing inventory causing a slight drop in home prices due to sellers using price changes to attract potential buyers as well as buyers exercising more negotiating power during transactions.

Track Your Listings with ListTrac

What is ListTrac?

ListTrac enables you to monitor your listing exposure and engagement across MLS, IDX, Zillow, Realtor.com, as well as other syndicated sites.  ListTrac displays detailed metrics and reports of listing exposure on a real-time dashboard.  Categories include listing views, shares, leads, and favorites.

How Does ListTrac Enhance My Business?

With the real estate market quickly changing, ListTrac gives you the ability to see how your listings are performing and adapt to how you are marketing them.  ListTrac displays the performance of your listings in comparison to each other, as well as where your listings are being viewed from. This member benefit also makes it possible to send a weekly report to your sellers to show how popular their listing is and how you are working to best serve them.

ListTrac can be accessed through your GAMLS account after login.  Just select ‘Listing Exposure’ under the Tools tab.  You can also add ListTrac to your ‘Quick Access’ links by selecting the gear wheel at the top of the dashboard, then choosing ListTrac under the “Listing Exposure” category.

September Market Report

Detailed insights into the September housing market performance are outlined below. You can also visit the Georgia MLS Market Statistics Page to view historic metrics since 2018.

Sales Volume

Across Georgia MLS’s footprint, our members sold nearly $3.8 billion in September 2022. Total sales volume is down both month-over-month and year-over-year in the ongoing post-pandemic market correction. September is also typically the start of the seasonal fall and winter slowdown in home sales.

  • Atlanta MSA: $3.04 billion (-11.6% m/m, -11.9% y/y), 7,043 units sold (-9.6% m/m, -21.4% y/y)
  • Atlanta Core: $2.6 billion (-10.7% m/m, -11.9% y/y), 5,714 units sold (-9.3% m/m, -21.4% y/y)

Sales Price

Rising mortgage rates, increasing active inventory and housing starts are countering high home prices. CNN reports, “Prices are likely to drop further, but not by as much as they did during the housing bust.”

  • Atlanta MSA: $379,000 median sales price (-2.6% m/m, +16.9% y/y)
  • Atlanta Core: $393,445 media sales price (+1.3% m/m, -20.9% y/y)

Inventory

Active listings are climbing from their record lows in March 2022, with Georgia MLS members recording 12,980 overall new listings (-8.3% m/m, -2.3% y/y) and 22,765 overall active listings (+6.4% m/m, +72.7% y/y). September was the sixth consecutive month of increases for active listings in the Atlanta MSA and Atlanta Core areas.

  • Atlanta MSA:
    • 9,883 new listings (-8.8% m/m, -3.1% y/y)
    • 16,552 active listings (+6.3% m/m, +78.9% y/y)
  • Atlanta Core:
    • 8,035 new listings (-8.6% m/m, -4.3% y/y)
    • 13,186 active listings (+3.8 m/m, +59.2% y/y)
